Purpose

Managing lease expirations throughout the year helps ensure consistent occupancy. Staggered lease expirations avoid traffic dips during slow seasons.

Standard

Use the staggered lease expiration strategy to balance lease terminations monthly.
Update the expiration tracking spreadsheet after each lease signing or renewal.

Task Breakdown

Run a 12-month Lease Expiration Detail report using RealPage or other approved system.
Complete property-specific stats:

Number of each unit type
Total number of units
Expirations by unit type per month

Complete the Lease Expiration Worksheet.
Review strategy with the RPM.
Document and file all changes to the lease expiration strategy approved by RPM.
