Purpose
Allowing a guest to hold an apartment temporarily can encourage lease conversions and build commitment. This policy defines timeframes and requirements for approved holds.
Standard
Apartments may be held for 48 hours with a deposit and a submitted application.
Longer holds require written approval from the Regional Property Manager.
A unit may be held for 24 hours without a deposit if 3+ units are available in that category.
Move-in must occur within 14 days of deposit.
Extensions must be approved and documented by the RPM.
If the guest cancels before screening, refund the full application fee.
If the guest cancels after 48 hours or post-submission, the fee and deposit are retained.
Holds by mail follow the same rules, but may extend up to 72 hours awaiting check receipt.
