Purpose
Renter’s or liability insurance is required for all Bellaire Multifamily residents. Proper coverage protects the resident and the community and must be documented accurately in all systems.
Standard
All residents are required to have renter’s or liability insurance with a minimum liability limit of $100,000.
Higher limits may be required by ownership as specified in the Property Management Agreement.
Tax credit and subsidized units may be exempt; consult legal counsel.
All Bellaire employees living on-site must maintain a minimum of $100,000 in coverage.
All leaseholders must be insured for the current apartment.
Multiple leaseholders may be covered by a single policy if the certificate lists all names.
Alternatively, each leaseholder may be covered under a separate policy.
Renter’s insurance policies must list the property’s name and address as an Interested Party or Additional Interest.
If the policy is cancelled or expired, the property must receive a notification.
This requirement does not apply to communities with owner-specific insurance exceptions.
Coverage must begin on or before the lease start/renewal date.
Proof of coverage must be entered in the property management software and/or verified through Real Page, Real Coverage.
For separate spouse/roommate policies, both must be logged.
Required information includes:
Company name
Liability amount
Coverage start and end dates
Policy number
Proof must also be saved to the resident profile, under the documents tab.
Contents insurance is not required, but strongly encouraged.
Task Breakdown
Ensure the NAA/TAA renter’s insurance addendum is signed and on file.
Set property defaults in Blue Moon and RealPage to require insurance tracking.
Proof of coverage must be filed (paper leases) or uploaded (online leases).
