PET ACCEPTANCE

Purpose

Pets add value to our residents' lifestyle. Our policies allow pets while maintaining health and safety standards across the community.

Standard

• Pet policies apply only to pets, not to assistance animals.

• Acceptable pets must meet the weight and breed restrictions of the community.

• Deposits and non-refundable fees must be paid before move-in.

• Accepted pets may include dogs, cats, fish, and birds (no exotic pets).

• Deposits are non-refundable if the pet is removed early.

• Aquariums over 20 gallons require renter’s insurance.

• Assistance animals do not require pet rent, deposits, or restrictions per FHA/ADA.

Animal Rules

• Veterinary documentation must be provided.

• Dogs must be leashed unless otherwise authorized.

• Residents are responsible for pet waste cleanup.

Task Breakdown

1. Ask about pet type and provide documentation instructions.

2. Photograph the pet for the file.

3. Sign and file the Animal Addendum.

4. Collect applicable deposits, non-refundable fees, and pet rent.
