Purpose
Model homes and show units create the first impression of our community. Their appearance reflects our commitment to quality and plays a key role in a guest’s decision to lease.
Standard
Each community may have one or more model apartment homes, based on total home count, unit mix, and market conditions.
Model homes must reflect the lifestyle quality and standards of Bellaire Multifamily.
All employees must ensure model homes are consistently clean, well-staged, and representative of the property’s management and marketing.
Task Breakdown
Model homes must be accessible daily and locked at the end of the day.
Model homes must be inspected daily.
During inspection, ensure homes smell fresh, are clean, lights are on, and temperature is comfortable.
Model home inspection checklist:
Walk through the entire unit.
Turn on all lights and ceiling fans.
Replace any burned-out bulbs.
Set thermostat to 76°F (summer) or 68°F (winter).
Open all blinds and drapes.
Ensure air fresheners are in each room.
Submit a service request for maintenance items.
Lock all doors and windows.
The Property Manager must maintain a dated inventory and photo record of all model home contents. Update annually using MM/DD/YY format.
