RESIDENT REFERRAL FEES

Purpose

Guests referred by current residents are one of the best sources of qualified traffic. A positive resident experience leads to referrals that benefit the entire community.

Standard

  • While communities may encourage resident referrals, some states prohibit referral fees or incentives to non-licensed individuals under real estate laws.

  • Communities must follow their applicable state referral laws when offering incentives.

  • Owner or manager approval does not override applicable state restrictions.

  • The referring resident’s name and apartment number must be recorded on the new resident’s guest card and application.

  • Bellaire employees are not eligible to receive referral incentives.

Task Breakdown

  1. Record the referring resident’s name when a new guest is referred.

  2. Enter the referring resident’s name on the guest card and application.

  3. Complete the Resident Referral Form.

  4. Confirm the incentive (if any) offered and ensure proper documentation.

  5. Submit the form to the Regional Manager for approval.

  6. If a check will be issued, the referring resident must complete a W9 and be set up as a vendor.

  • Checks cannot be posted to tenant accounts.

  1. If referral earnings exceed $600 annually, issue a 1099 in accordance with IRS rules.
