Preventive Maintenance

Purpose

Residents expect their community’s amenities and features to be in good working order and in excellent condition. Routine preventive maintenance ensures safety and preserves property value.

Standard

Maintenance staff must perform routine preventive maintenance as outlined in the preventive maintenance schedule.

All equipment owned, leased, or used by Bellaire Multifamily employees must be operated in accordance with safety guidelines in the owner’s manual. Any employee failing to comply with safety procedures may be subject to disciplinary action up to termination.

Task Breakdown

1. Community items to be checked:

   a. Weekly or bi-weekly inspections: Exterior lighting, Exit lights, Vacant apartment temperature settings.

   b. Monthly inspections: Emergency lights, Smoke detectors (common areas), Fire doors, Central water heater (visual check only).

   c. Quarterly inspections: AC filters, Pumps, Drainage systems, Power tools, Parking lots, Sidewalks, Termite evidence inspections.

   d. Semi-annual inspections: Roofing (spring and fall), Central water heater (complete check), Foundations.

   e. Annual inspections: Fire extinguishers, Inspection for mold growth/water leaks, Fire monitoring panels, Aluminum wiring connections (visual check only).

   f. Seasonal inspections: Landscape equipment, Snow removal equipment, Recreational areas (pools, tennis courts, etc.), Fountains, Car wash and irrigation systems.
