Purpose
Residents will appreciate Bellaire taking precautions when cold weather with freezing temperatures occurs.
Standard
When temperatures reach or drop below freezing, staff must take required precautions.
A Cold Weather Notice may be sent to residents regarding the upcoming cold weather season. Use property letterhead and obtain RPM approval if required.
Post Freeze Warning signs at property entrances when temperatures drop to 30 degrees or colder for more than one day; place signs at each entrance (for entering and leaving) and at the mailroom.
Take preventive maintenance steps for the property, including inspecting laundry rooms, meters, riser rooms, and water heaters; insulate outdoor faucets; adjust automatic door closures; and protect pipes and boxes at building ends.
Keep a supply of “G” couplings (1/2" and 3/4") on hand in the event of a frozen pipe, and be prepared to remove and solder fittings installed prior to permanent sheetrock repairs.
Task Breakdown
1. Set vacant unit thermostats on 60 degrees. Leave cabinet doors open under sinks to circulate warm air.
2. Blow out sprinkler systems completely in colder weather to prevent freeze ups and broken pipes.
